A leading global asset manager specializing in real estate looking to modernize its operational framework and enhance its data capabilities to drive future growth.

Challenge

The firm recognized the need to re-platform accounting operations on the Yardi solution stack and standardize processes.

Additionally, this client sought to understand the strengths and gaps in its operating model and technology architecture and to identify a target operating model and technology stack that would enhance their ability to access and leverage data.

Approach

EisnerAmper resources were engaged to perform a current state analysis, gather future state requirements, and then define optimized business processes spanning all aspects of property accounting, budgeting and forecasting, valuation, investment accounting, asset management, and client reporting.

Following the future state design, EisnerAmper led the company in implementing Yardi and training the employees and property managers on the new procedures and solution. That project launched this firm’s partnership with EisnerAmper, and a series of advisory engagements followed.

Target Operating Model Assessment  

Most recently, EisnerAmper conducted a target operating model (TOM) assessment to identify organizational goals and objectives, evaluate the existing operating model, and understand current state data and technology capabilities, challenges, and gaps.  

Data and Technology Roadmap Development  

We constructed a data and technology roadmap aimed at implementing a data strategy and achieving an optimized operating model and technology architecture. EisnerAmper will now be assisting in implementing the data strategy portion of the roadmap. The target operating model assessment reviews a firm's capabilities through the lens of people, process, technology, and data.  

People:

Assessing culture, values, skillsets, mindsets, and working methods. Through the TOM, assess the optimal staffing balance and functional alignment to deliver the business model by creating lasting value while working within appropriate governance and regulatory structures.

Process:

Analyzing the firm’s processes and interactions between people, technology, and data. This informs the foundation for the firm’s intellectual property and competitive advantage. It makes sure that the right people and technology are delivered correctly at the right time with automation and governance, including all interactions across the value chain. 

Technology:

Evaluating productivity enablement, simplifying complex tasks that enable the firm to continue growing and scaling and creating value for customers and shareholders.

Data:

Identifying, leveraging, and enhancing data assets to support performance improvement, risk reduction, efficiencies, and the identification of new opportunities. This includes enabling predictive analytics that support AI and machine learning, as well as reducing organizational information anomalies. 

Results

Yardi implementation and tailored solutions streamlined operations, and documented processes led to a smooth back-office transition. The modernization assessment identified critical data issues, prompting the development of a robust information architecture for effective systemic governance. This, coupled with the selection of a data enablement solution, fostered an information-centric culture, enabling faster, more informed decision-making. The client now possesses a clear, multi-year technology roadmap for complete transformation.
