CaLandra M. James is a Tax Director in EisnerAmper’s Real Estate & Construction practice, specializing in Affordable Housing. With 20 years of experience in the accounting industry, she advises developers, property owners, management companies, investors, and nonprofit organizations on complex tax matters.

CaLandra has extensive experience working with clients participating in the Low-Income Housing Tax Credit (LIHTC) program and other tax credit structures. She provides guidance on matters such as project structuring, first-year tax credit determinations, depreciation optimization, capital account maintenance, Year 15 exit strategies, and resyndication transactions. She also advises on Historic Tax Credit opportunities and other tax planning considerations that impact the financial performance and long-term sustainability of housing developments.

In her role, CaLandra manages tax engagements from planning and projections through annual compliance, working closely with clients and their stakeholders to understand business objectives and provide tailored solutions. She works collaboratively with internal tax teams, internal audit teams and external partners to ensure seamless coordination and timely delivery of high‑quality work products

CaLandra is passionate about serving external as well as internal clients. She plays an active role in mentoring and training staff, serving as a resource for technical guidance within the practice.

Prior to joining the firm, CaLandra was a Manager at Tidwell Group, LLC, a full-service accounting firm specializing in the real estate sector across the United States, focusing on affordable housing, conventional real estate, and not-for-profit industries.
