Ken Weissenberg:You were the first to make a big gamble on the Doral property. Others have since followed now there's a development Doral City Place that Related has built, and the Herald's has said that there are two downtown's in Doral now do you agree with that statement?

Armando Codina: Let me first say that I have a lot of respect for Related.

I did a joint venture with George Perez and Related many years ago, Gables Gron in the Gables. I have haven't done anything with New York related in fact George whom I like and respect was on the board of FECI when we merged and when I subsequently sold it. Having said that, City Place is a very good project, but it's a fraction of the size of Downtown Doral. In Downtown Doral you need the components that we have, so I think City Place is a great entertainment venue place, but Downtown Doral has a city hall, it has an elementary school, we're now going to be building a middle and a high school, we have the largest Publix on the market, we have aside from the retail and the office, we have condos and townhouses plus now we will have brownstone and single families.
