Property Accountant in our New York office. This role will offer interaction with our senior managers, the Controller and the development team.

Review of all billing requests for accuracy, retention percentage, change orders, payment eligibility (.e. lien waivers, insurance, etc.)

Prepare monthly construction draw packages and reconciliations.

Process A/P invoices from weekly check runs.

Prepare Allocations for A/P Invoices.

Perform monthly accounting activities, such as bank reconciliations, deposit summaries, and cash position updates.

Assist in year-end audit and various other audits and preparation of monthly, quarterly, and annual financial reports.

Prepare and maintain WIP tracking, cash flow forecasts and cost to budget analysis.

Support the onsite Property Managers and other site personnel in all aspects of financial and transactional reporting.

Support system improvement initiatives, including streamlining and automating processes and establishing cost efficiencies.

Assist with special projects, as needed.


Skills, Experience, and Qualifications Required:

Bachelor’s Degree in Accounting. CPA preferred.

2-3 years public accounting experience with at least 2 years of real estate industry accounting experience.

Advanced proficiency in MS Excel with excellent analytical skills.

Strong Knowledge of property management related software.  Experience with MRI, Yardi and Tmberline software preferred.

Strong knowledge of GAAP/accounting theory.

Clear communicator with ability to interact with associates, senior leaders and external parties.

Customer centric with a warm demeanor, positive attitude, and collaborative spirit.

Ability to both give and receive positive and constructive feedback.

Ability to work independently as well as with internal and external teams.

Ability to work in a fast-paced environment and complete multiple tasks with simultaneous deadlines.

A desire to be innovative and entrepreneurial when approaching projects, tasks, and interactions.

Consistently and continuously strive to provide a high-level of internal and external customer service and professionalism.


Physical Demands:

This position involves regular walking, climbing of stairs, standing, sitting for extended periods of time, hearing, and talking.

May occasionally involve stooping, kneeling, or crouching.

May involve close vision, color vision, depth perception, focus adjustment, and viewing computer monitor for extended periods of time.

Involves manual dexterity for using keyboard, mouse, and other office equipment.

May involve moving or lifting items at or about 40 pounds.


Work Hour Requirements:

Ability to work a flexible schedule based on needs of the property as well as the company needs.
