Lisa Knee Talks Commercial Real Estate on Bloomberg Radio

EisnerAmper Tax Partner and national leader of the Real Estate practice Lisa Knee was a guest on Bloomberg’s The Tape radio program. Hosts Paul Sweeney and Matt Miller began by citing the many vacant commercial buildings in Midtown Manhattan and if this should be the basis for a lack of optimism, especially with interest rates on an upward trajectory. Lisa indicated she was cautiously optimistic because New York City will always be a place where people want to live and play. She broke it down to the top 15% of Class A buildings are doing well, 60% of the mid-tier real estate may need some capital infusion, and the lower 25% are a concern that will need reconfiguration. However, she cited this as a nationwide phenomenon and not the basis for a pessimistic outlook.
Lisa mentioned there were bargains to be had for those with a high risk tolerance. This includes the distressed market, particularly on the lending side. In this wide-ranging discussion, Lisa also gave her thoughts as to transactions and refinancings over the next 12 months, how returning to office is shaping the CRE market, and which tax initiatives she’s keeping a watchful eye on.
